I've just about seen it all ...40 years of rentals.. you might just be smart to tell tenant you understand she's had a very hard time,, but that you'll help defray the expense of relocating by giving her $250.00 cash if she can have all the items cleared out and swept clean.. when she leaves..you understand their are items that will need attention HONESTLY worth every penny. 

I've just finished converting my primary residence to a 2 family home and about to refinance and get some money out to purchase another multifamily homes.

I've just made my first real estate purchase which is due to close in the next couple of weeks and I've already identified more properties that could generate a cash on cash return of over 10%.

I recently found a few people local to my area so if I can't go around this limitation I'd rather pull some sent requests out and try to reach people local to my area or atleast are more active.

I can't seem to find many multifamily properties and when I do the pricing on them is exorbitant, recently found one in a bad area in Arlington TX, for 400k, I used to live in that area and believe me it's not worth 400k.
