If you're going traditional financing, you better be saving like no other... bank will want 20-25% down payments  + 6 months reserves of total debt, so 6 months payments for all your houses,  that can quickly be a giant number!

And you'll want an assignment fee for the in-between.I truly believe you want to help her, but frankly the only way I see you helping her with zero experience is just buying the property off of her outright, and then you can dick around with what to do next.
