I would prioritize finding an accountant who specializes in real estate taxation over one that is local.There are 20+ accountants on this message board who specialize in real estate taxation.

if you qualify for a 500k loan means your making good money.. if you have no cash means you need to prioritize your spending and make real estate investing your priority.the guru in this is @Steve Vaughan  He really has this nailed..

HUD prioritize parent with children so most voucher recipients are single mother and children cause more wear and tear and moms need more maintenance requests.

As I navigate through this decision-making process, a question has surfaced: Is my perception correct in thinking that California leans more towards appreciation-heavy investments rather than prioritizing cash flow?

So if we had to prioritize, it would be appreciation as we won't have a mortgage for these new homes we'll  be getting.
