Yes, it's human nature to feel like they took too little if they find out that you are making more than them.Heck, I still cringe sometimes, under my breath, when I see what some of my colleagues made on a deal they bought from me [I'm sure some of them do the same thing when this is reversed].For me, I'm glad the next guy is making money and that just means we will do another deal together.  

You are not nor will ever be an expert in Cleveland  ( or any market ) as you do no live an breath it unless you plan on making it a full time gig . 

We have a great realtor who will definitely let us know if he hears of anything, but I can't hold my breath hoping the magical place will come up and we'll get to it in time.

In inner city anywhere 5k homes are simply not appropriate for anyone but those that live there live it and breath it everyday..

I agree wholeheartedly with forfeiting the deposit idea... that’s a great way to give them some room to breathe and figure out what to do!
