Or it can be the opposite if you have no idea what they will inspect for.It is not that uncommon for buildings to be sold without a C of O, especially now with everything going on.  

Not recording the deed - this is not uncommon with a land contract / contract for deed2.

With rates and property prices so high, it's pretty uncommon to find a cash flowing property with a long-term strategy.

A big part of that is that they are uncommon so there aren't as many experienced installers so you pay more.  

So. it’s not uncommon to request proof of rent deposits via bank statements and corporate/LLC tax returns.

Losing money in the off season is not uncommon. 

It's not uncommon to still discover things like galvanized supply plumbing, cast iron drains, orangeburg sewer lines, ungrounded wiring, aluminum wiring, and even old knob and tube. 

It’s not uncommon to get quarterly reports.Before jumping to conclusions, you may want to reread through the documents and confirm what you invested in.  

It seems uncommon to see a sponsor so transparent as to boldly list the full data upfront w/o one asking: all deals, all full cycle outcomes, and all held deals WITH "Deal to date" results vs original PPM projection.
