Over the course of six years I have almost maximized my W-2 income and put in blood sweat and tears sweat equity into my rentals.

Though, this guy loves the volatility, it gets my blood pumping. 10-15% swings a day don’t surprise me anymore.

Rehabbed them with shoddy contractors, my husband, my friends, children who I pay and teach the skills, and lots of blood, sweat, and tears. :-)

I live off of my residential rentals -- and I've started writing about the ups and downs just for the fun, the blood and the guts of it all...I totally agree. 

That situation could be fine as long as everyone is incredibly clear about the professional distinctions, but it can still create bad blood if something were to go not as planned, at your risk of incurring unexpected vacancy.

There's specific knowledge that can only come with ownership - buying and selling as a broker doesn't make up for the blood, sweat, tears, triumphs, and lessons learned of ownership specific to a jurisdiction.
