Then attached a "chip buddie dustless paint scraper" (you can buy it at Home Depot for $27 dollars) to a shop vac (Home Depot brand with bucket for $30 dollars) to scrap it really fast without all the mess

They take care of chips, scratches, etc.

I would continue to look and use high rates as a bargaining chip to get to pricing that makes sense to you.

@Chip Fernandez I really like the outcomes of 1031 exchange into new construction (or similar) as it makes the investors life so much easier with still better returns than they were getting before. 1031 exchange is great for upgrading location and vintage as well as cashflow!
