Open to seller financing options.

I've experienced swings where its 50% less cashflow than the prior month due to a month of multiple apartment turns all hitting at once versus a stabilized month. 

Seller has decided to walk with our EM and put the house back on the market.

I understand this is almost only used between an individual buyer and an individual seller who is seller financing the property, not banks.

Nearly all homes I am seeing in Denver are offering a 2.5%-3% commission paid by the sellers.

By year end I will tackle a MF, value add with my son that would be sweet if we can swing the coop/tic (handling the finance challenges is the hurdle) so he ends up with a unit at below 50% of retail.  

For multifamily, target markets with strong rental demand, value-add opportunities, and creative financing options like seller financing or private capital.

Fixing the inside of the house is usually the last resort.Regarding disclosures, it wasn't like the sellers were able to pull one over on you.

I am looking to use my llc as if I were making a purchase of a property from a private seller, however I am the private seller.
