Assuming you currently rent right now, and you are buying the single SFR as a primary, the 3-unit should just be designated as investment and you should be able to use the rents to offset the payment (up to basically 'zero-ing' it out, on paper). 

Obviously, the two questions that need to be answered are 1- Is the OP designing a solution for which there is no problem?

Perhaps that's the correct option if you are selling a SFH to a home owner that has unique design characteristics but not in the context of what you are facing.

Unless the designer has a good social/online footprint with designs I like, I would think twice before hiring them no matter what others say.
