It's good that it's in the sidebar because people will see it on every page, but placing it there de-emphasizes it.

I got a college degree, not that it is mandatory, that emphasized real estate.

@Liam Hanlon lots of good advice but one point to emphasize.

Between Dave Ramsey and The Richest Man In Babylon both emphasizing paying off debt and/or owning your home as priorities. 

@Chardae Jones First, let me emphasize that I said easier, not easy.  

Can't emphasize calling and speaking to bankers, lawyers, and CPA's before doing all of this as I am none of the above.

I do want to emphasize again that these were Condos in San Diego I owned and I could not change the HOA fees they were charging plus special assessments etc..  

It's just that factoring in the macro detail is so OBVIOUS, it shouldn't need to be emphasized at every turn!
