For some price points, this means a late fee is a pretty weak motivational tool.

There's nothing wrong with that at all, but it has weaknesses like any other strategy.

They have to spend money for an eviction attorney and wait for the process to be over in weak hope that their property will not be damaged. 

Buyers tend to have an idea of what is out there but I tend to know from reviewing so many properties weekly.You have urban core, strong suburban, weak suburban, and rural areas.My clients invest in urban core to strong suburban areas.
