After assuring everyone I was sure this was a good one and signing closing docs, I immediately sold two of the sheds on FB marketplace (for just under $1k), rented the shipping container for storage use ($200/mo), and turned the largest unit into a cute casita which currently rents on Airbnb for $2,000+/month (more than covering my entire mortgage).I got a lot of weird looks when I started this project, but now that it’s done I get endless compliments and questions asking how I built a shed into a tiny house that was featured on Apartment Therapy.I love dreaming of wild ideas to maximize and monetize underused space, to make it beautiful and profitable.

If you can make an investor happy , you will have endless business.

Merced, college town, prices reasonable but endless building may be an issue as well.

I would consider building short term on the beach for a strong equity position and endless cashflow.
