@James Wise  sounded like a higher end SFR that he is buying for future appreciation... ( can hear the moans now on BP LOL).its not uncommon in my experience in the mid west at those price points for remodled SFR's to have an appraisal come in light. 

I have to imagine though with a lot of the stories I read on here that this isn't necessarily uncommon?

As to roach, it could be fairly common, or uncommon, to have roaches in that area, you or your pm should know based on population density, urban/rural, climate etc.
