If you must provide you can get a mini one for like $30, less if you shop secondhand.

In the past tenants have used window ACs but have resulted in significant water damage in the walls.Question: I was considering alternatives to window ACs including: central AC, split mini ductless AC, through the wall ACs, or portable ACs (ones that look like dehumidifiers).

In a flip we did in Philadelphia we probably paid an extra 8k just to upgrade the HVAC to ductless split minis that offer a lower carbon footprint.

Unfortunately the lease that I am using for the mini-dorm is the lease the previous landlord used.

The 4plexes I've seen are scarrier:  like a mini-apartment-complex where I am  "the Man".  

If you go out of state, invest in a city you like to travel too so that you can do there every so often and turn it into a mini-vacation/tax write off.

Just go down to your local corner “mini-mart” near the areas you want to flip houses and pick up a copy of the current (even old) local papers.

It will be one house mini mansion 3k sf well appointed.
