I am licensed and have experience in both retail and wholesaling but I am looking for a way to put the positive spin on the stigma negatively affecting the honest people in this thread.

Your RTR rep will direct you to the best lending options based on your scenario so you are not spinning your wheels going down financing paths you would not qualify for. 

Curious to see what ways you guys do the math (and the pros/cons to spinning it either way) while doing lots of up front renovation on purchase of a home to prep it for tenants. 

The rotors will need to be replaced before the end of this year, valves adjusted, timing belt, water pump, new tires...

LOL, trade secrets, there aren't any in real estate, just spin to the old basics that have been accomplished for decades or centuries.

Even if you find out in 5 years that the plan wasn't perfect, and needs to be changed, having no plan will make you spin your wheels. 

I have met with so many contractors that my head is spinning.

Sometimes the sellers aren't ready but receiving that letter the first time gets the wheels spinning.
