If this is an off market deal or something that has been languishing on MLS for ages you can write just about anything you want for contingencies. 

I am writing this post just to clarify things for anyone interested in becoming a real estate agent so that they truly understand the process and what is involved for agents in Virginia.

This goes for agents, brokers, attorneys, wholesalers, etc. 

There are some great resources out there for agents these days. 

Mostly they are places looking for agents or law firms looking for paralegals.

Personally now that I do my own investments and close deals for commercial with my clients directly I have no use for agents.

@David VaughnIn general I agree with what you have said however I have had this happen......house sitting for 6 mo, make an offer at asking, be told there is a new interested party, not adjust my offer because I think they are blowing smoke, loose the deal because there was another offer.I think it is common place for agents or wholesalers to re engage tire kickers when they get an offer.At the end of the day I tend to offer what I am willing to pay no more no less.

However, if you search for agencies that provide work for travel nurses you can lock in a contract with them thus they guarantee the rent and are not rent sensitive as a travel nurse would be since they have a per diem that most will try to pocket as much of it as possible thus will look for a cheap but nice place to rent.Best of luck 

If you want an agent that charges less than you want to pay, then you need to find that particular agent.There is without question though prices for agents services that everyone can be happy with.

There are threads here that explain this, might do some searching and catch up with the basics.You really need to get a real estate book for agents, that will take you through the conventional side of real estate basics most here skip. 70% of the questions asked on BP are answered from a basic knowledge of RE.
