I recommend that you look at the risks involved to avoid losing money, find ways to apply risk mitigation techniques, and do a bit more research (BP is a great resource) before jumping into the "shark infested waters".Tony

We only had to remove lots of plaster in the bath ceilings to fish up the risers, and cut a slot behind the run of cabs and appliances in the kitchen.But finding someone willing to do this kind of work may not be easy, since it's not as simple as just wiring open studs and letting someone else worry about closing up.

The entire floor needs to be scraped with a razor blade (don't worry, not a little Schick razor, a 3-4" floor razor) if it's on a concrete slab like we see so much in California.

Nice home but being ever so slightly outside the razor sharp defined high $ zone and up against that interstate is killing you IMO.

If you can use Shark Bites or do basic copper pipe sweating, you can also dig into the wet wall easily, rip out the Moen valve, spout, and head, and hang a shower tower in that bathroom.

High fences with razor wire will help, but once the word gets out that we shoot on site (large signage will warn of this outcome), the bad element will move as far away as possible.
