I haven't thought about this for too long, so I'm not sure of exactly what type of property and price point I'd be aiming for, but something like a triplex or quad for 450k or under within an hour's commute to midtown by some type of public transportation.

And as Steve mentioned and posted the link......her case is against the landlord for costs arising from his/her failure to pay the mortgage, damages can also be dictated by state law, like remaining rents left on the lease, motel bills, I've seen transportation costs searching for another place and food bills because they couldn't cook at home!

You could subdivide parcels out later for more money.Generally older houses are smaller but sit on really nice size lots that you can't find in newer homes for that price point and area.Check zoning cases to see activity slated for the area,transportation road improvements,and other county and city projects that will increase demand for the area in coming years.Cash flow only is not everything for a property.If I can use the land or change it's use etc.
