When I tried to invest first time out of state, the first thing that the turnkey operator tell me is to never never never bought broken house out of state we visit the broken property that's abandoned by investor.You need to factor in R&M in long term and my experience with turnkey is actually pretty good, there're surprises but it's managable.But nowadays I would rather spend and fix home in local market than out of state, fixing 20k plumbing issue in one mil house is considerable cheaper compare to fix 10k plumbing in 120k house. 

I know no one wants to give away their secret sauce, but I am just curious where agents are finding leads nowadays.

When we do consent to the installation of a satellite dish on a property, we either provide a mount on the roof (with an existing chase way/conduit into the building) or require them to erect a pole on the premises and run the cable to a designated location (conduit into a mechanical room).A few years ago, we had an installer for a local Internet service provider arrive at one of our properties  - for an install we requested - and, before we arrived on-site, he had drilled a hole in through the new siding and freshly rehabbed and air-sealed building envelope to run a feed ... despite the fact we had supplied a conduit for just that purpose.  

The problem is nowadays they don't seem to make good quailty through the wall for consumer use -- today's Friedrich is not the quality of the 30-year-old one we do have in another existing through the wall.

Sit and wait is always an option but banks nowadays are starting to invest money into REO’s much like flippers to make a profit in the market.

I presume every business sign ever erected was not placed so it would benefit the community, but instead to benefit the business.
