I have done this before, applying for programs and turning it over, they either get caught or leave town and I had to go to court to testify on a mortgage broker and one "investor partnership" both got nailed!

Can anyone hear  testified to  how actionable  and current the advice in  The book Josh suggested is?  

No one to testify on their behalf (no expert testimony nor non-expert testimony)'No proof of any previous communication with BPM indicating a potential mold problem inside the home.

@James WiseDarn I was kind of hoping he’d have to come back to USA and testify....

I don't know a lawyer in the USA that would testify that operating a business as a sole proprietor is the 'standard' for advice in that situation.

Also their computer operator wanted to testify against me and explain stuff...but he wasn't sworn in, so I challenged that.   

I have been to a REIA where a lady popped up in the back during the sales pitch testifying because she spent her $5000 in savings on a coaching package she just went on a cruise six months later.

In court, the wife testified under oath, that while she signed the Certified Mail, she "never told my husband". 

Then, an eviction action can be brought against the tenant for non-compliance with the lease, and you will likely have to go to court to testify since you are the one that observed the dog at the property. 

4 years later, I can testify to the saying, "Don't wait to buy real estate, Buy real estate and wait".
