Hello BPers,Has anyone borrowed from Patch Homes as an alternative to a traditional HELOC?

Dog patch is not too far, but dog patch is already $1100-1200 PSF, where Bayview and the shipyard are around $700 PSF. 

Then you need guys to come in and patch the drywall, mud & tape, the sanding will get the place dirty and dusty, then you need to paint.Have the electricians work on your unit before you move in.

Hello everyone.My property manager recently completed a make ready job that included this item "Full touch up paint and patch" for $1,550.

I just wasn't expecting to have to spend 5% of gross rents to mow a patch of lawn.  

They just tear it out, then patch up the hole.

anyway, i fell through the floor to the kitchen and had to spend more money in patching all that and fixing the floor. fun times lol.

Sure you can turn that neglected flowerbed into a veggie patch.

The price will be driven by the number of fixtures and lengths of runs of piping, but I just can't imagine it costing it anywhere near $30 to $40k.For a similar project for me in Kansas City, re-plumbing new water supply lines would be <$10k.I think big risk is how much water damage, mold remediation, drywall patching, insulation, framing & other finishes needs to be replaced?

Wouldn't have been so bad if there wasn't a large, obvious triangular patch of dead red grass where he was opening the door and peeing.
