I don't think rents will stabilize so fast ,the trend is just emerging of working from suburbs ,in my humble opinion it will reverse back but changes take a while to overturn and hence it could be a buying opportunity for MF while this trend of working from suburbs holds on ( it might take 2-3-4 years to turn back maybe ).

It should end up in the same pile as the Rental Registration mess that the NC legislature overturned in 2019.

Matt,I know of at least 2 instances where these type of things have been overturned.

Per the HOA management company, the HOA, and the HOA's legal counsel, the rules are the rules, and they cannot be changed (even if the board/homeowners vote...it could be overturned).

If enough people started fighting it, I would imagine that it wouldn't be terribly difficult to overturn, but you would need the support. 

Had a tenant no show the zoom call then claimed they were "late", judge overturned his ruling and allowed for another court date.

The county would refund the investors investment with no interest if the tax deed was overturned. 

I spoke with multiple  representatives and "supervisors", but they claim they don't have the ability to overturn their system's decision.
