Ceiling fans, 40 inch Roku smart TV, and all utilities are included.

I would use the flat covering, but have the side by the house raised an inch or so for proper water flow. 

On entering the bathroom, I discovered the powder, and the odor, were INCHES of talcum powder on the floor where this person apparently "bathed" with the talcum powder, then carried/spread it throughout the apartment.

And for the floor (which will be about 50-60 sq ft) 1/2 inch small tile flooring.

If your current local real estate market had tons of obvious opportunities I might say otherwise, but trying to start your real estate portfolio investing out of state and deploying $200k seems like a tall order. 

The house needs a roof and the existing roof is very old asphalt over cedar shake so according to the roofers they need to completely remove everything down to the rafters and install 5/8th inch plywood then reroof from there (one estimate so far came in at $31k for that).  

I was also strongly "encouraged" to get an attorney.A local TN friend, who's an fabulous small-town attorney (like Matlock, only skinnier and not as tall) agreed to advise me.

The pipe bursting caused extensive water damage to the second and first floors and about 4 inches of flooding in the basement.
