I lost 6K in bookings due to a mysterious auto decline that Orbirental was driving.

Mysterious Water Leak (estimate 200-300K Gallons a month):  Have had leak detection - NO LUCK, Sewer Camera Inspection (ensure water wasn't draining into sewer) - 95% confident it isnt, 2 Main Water Leaks repaired - stabilized water usage but still 200-300K gallons unaccounted for. 

That part is still a mystery.

It's not some mystery magic formula.

We need more numbers to really see if either works.why anyone would take 500k and invest in low end rentals is a mystery to me..

A foreclosure property may miss a door or window but properties just don't mysteriously shrink in size because they are in foreclosure. 

As far as what your tenant is smelling, that's a mystery.

wow good points.the plumbing was a mystery SMELL, turned out to be a compromised sewer line, took a smoke test to figure out. the source of the smell was not near the origin hahaha.You are right on about the losing money on charity. it's a constant battle with me, but with my husband on my back hahaha, not happening. 

Thanks @Bill Exeter  - that's what seemed the most logical, but the tax law works in mysterious ways sometimes!
