Crystal is right and whatever you decide needs to be followed or you will set yourself up with a lawsuit.

I was thinking of buying a place outside of TC between Crystal Mountain, Frankfort and TC that needs so work.

I believe the hills might be smaller than say Crystal out in Thompsonville?  

So all of a sudden my $80K lot was a $280K lot and it became crystal clear why the current owners hadn't built on it and why it was on the market for 9 months.Hope that helps...maybe...a little...if not you...maybe someone who is reading this... 

First off I want to thank you both for your advice, Crystal thank you for the link, it is much appreciated and I agree with you that 7k to 10k is a bit much but Ive been told by several friends and professionals that its a norm in my area.

@Brock Mogensen Great idea- one of the aspects of real estate that isn't crystal clear is what we called "the order of operations" many years ago in school.

Also, @Nathan Witte, I was born in Elgin and grew up in Crystal Lake!

I'm not sure where that figures come from because 1) there's no MLS and 2) nobody has a crystal bowl when it comes to the future.
