I'm sure you've seen what's happened to lumber lately. 

AS it relates to sticky inflation I totally concur with that.. in my little sand box the only thing in construction that has really come back down hard is Lumber.. everything else prices have stuck and or are going up..

Future ordinary income from sale of timber/lumber sales and LT capital gains from property sales in Belize.  

Does anyone know where to go in Atlanta to get lumber take-offs and framing plans?

I am a licensed real estate broker in WA and starting to look for a rental for myself - unlisted properties that someone might want/have to unload.

Is it smarter to unload the house now and invest in something with more cash flow in a down market, or hold onto it and keep it as a part of the portfolio?

It is such an ongoing nightmare we have decided not to purchase investment property hear again and we're probably just going to unload the one we did buy.

Things like lumber and bulk commodities (Sheetrock, water heaters, things like that) you can usually get from a builder supply house or in some cases (sheetrock) distribution warehouses that deal exclusively in that good.

Material prices maybe have come down some....lumber and concrete....labor still in short supply.
