Let me get my crystal ball

Thanks Marsha,Betting on appreciation is speculating in my opinion.No one has a crystal ball.Appreciation should be considered as the "cherry on top" when investing.Invest for cashflow and focus on the numbers in the deal.Focus on the fundamentals of that transaction.Also, always underestimate your income and overestimate your expenses.Much successps.

Obviously neither of us have a crystal ball, but I'm looking for a steady history of appreciation in the area as well.  

Make sure the rooms are a good size-I don't mean a palace, but something you can put a double bed and dresser in and still be able to walk into the room.

Thanks @Jonathan Klemm , @Crystal Smith  , @John Warren and @Phillip Austin  I have been working with an attorney to appeal the taxes regularly but even with that it has been going up.

To make this as crystal clear as possible so that we are all on the same page - when I say traditional turnkey sales I am talking about my company buying distressed properties, fixing them and then reselling them.

Although I think good education could limit risk in these matters none of us have a crystal ball that we can know for sure if we made the right choice before hand.Time will tell how we did.
