You don’t always have to buy $100k houses and put 100k into them... ...Remember what Kevin Hart said “Stay in your own line” Great approach taken,its like "four green houses then one red hotel".I really like also the way others highlighted that real estate investing has a mission of serving the community by providing "safe, affordable, well maintained housing" more than just money.

He knows what he knows and it sounds like he doesn't want the adventure (or fear and uncomfortableness) of changing that.Maybe the best course is to honor your father and support his desire to keep his 1031 close by geographically but use your own resources to start a thriving out of state real estate empire.

You know those Prius drivers who carpool and collect trash on the weekends as a hobby.I'm no different, I mean if I get a fix n flip I'd like to make it better to live in but also shrink its carbon foot print, but I don't know what kind of negativitey, if any comes from focusing a fixer upper into a GREEN house.
