You provide a final monthly financial package, including rent roll, tenant ledgers for any delinquent accounts, final paid invoice copies and any unpaid, copies of active contracts for services, list of accounts (utility, yard service, etc.) that need to be re-established by new PM.

Invoices change behavior, friendly reminders or stern letters rarely do.

However, I would also invoice the owner for supplies (toilet paper, granola bars, etc).

I neglected to mention I had been using QBO to send invoices and collect ACH payments (just in the last six months or so) but I don't like that all of the payments go to one bank account. 

At the end of the year I got the yearly invoice which included the transaction fee for the incomplete transfer.
