Comparing mortgage payments to rent is nonetheless a very good proxy for that, and people who rent instead of buying when mortgage is so cheap are behaving suboptimally.If you look to pay a rent of around 2k, you will see that you can get a house valued 350k, so that rent cost is getting much nearer of that of the mortgage.

Additionally, if the buyer fails to pay, the seller's remedy for non payment can be having to foreclose or a timeline equal to foreclosure so there is really no benefit.

@Mike BossCouple of thoughts:- Duplexes behave much like single family residential units, the price will be set by comps and willing buyers as opposed to the performance of the property from an investment standpoint.- Wether or not someone is willing to pay all cash is not something you can control.- Listing too high will turn off buyers and it will sit on market, they are all keenly aware of property values given all the data out there.
