Great tips so far...There are many great things about student rentals, like charging per bedroom, 12-month lease agreements, availability of tenants, word-of-mouth advertising (both to their community about your exceptional service, and to you about potential future tenants), and possibility of getting consecutive year long leases from the same person.I'll second @David Gellner's point on having a very strong rental agreement; this is where your lawyer will come in handy.
