If you have a B to C site with irregular or small parcel shape then tenants tend to pick 2 to 3 sites in an area and pit landlords against each other to see who will give the tenant the best terms they desire on a lease.

Hello, Glad to be a part of this community, looking to get started in short term / mid term rentals and would love to pick you alls brains to make sure I do things right since I am just getting started.

Jan 19th came and went, they didn't pick up the keys, didn't submit the rest of the funds that were due.

I would research migration patterns and pick a county inside a landlord friendly state.

The more we fixed and made nice, the more they nit picked.

My suggestion would be to pick one strategy because they all work over time (direct mail, PPC, driving for dollars, cold calling, texting, billboards, radio), and don't stop that until you have consistent deal flow.Also, I highly suggest finding someone who is already wholesaling and get on their team! 

I am constantly surprised that OOS investors pick markets that are more affordable than their local market and then decide to also go to the low end of that new market, driving up the risk even further. 

Only issue I’m having is there are only 2 parking spots out front.i’m looking to pick other commercial investors minds.
