I always thought this would be a great income property as I lived elsewhere on the planet.

What's scarier is that Property Rights are probably as secure in the US as anywhere on the planet. 

The fundamental aspect why stock market index can outperform real estate is because(1) with stock market index you invest along with other people in planet, as long as there're more buyer than seller price would just go up(2) is using statistical average, eventually stock market index would perform better than aggregated real estate, that's why a cap rate 3 private REIT can't mathmatically speaking outperform stock index.But then how about all these "Real Estate Active investors" ?

Competent sponsor, capital call large enough to completely escape existing toxic loan with cash-in refinance to a lower-balance loan with a long maturity—good outcome possible, even probable, if there is no other “hot money” in the deal such as preferred equity or priority share classes.There are surely other nuances I’ve missed here, but this is a start.

Globalization is complex but exciting, whatever you do here may affect someone in other side of planet. 

There are a lot of uneducated people on this planet and just as many educated ones "helping them". 

If you open your eyes you will see how the American people are constantly hoodwinked to believing they are the greatest country on the planet when every fact and statistic available clearly shows this is not true by far.

It looks like if they leave on their own, which they may do if you start raising rents 8-10% per year anyways, then the investor can raise it to whatever they want.based on that read its the weakest rent control on the planet..
