when you put two parties that are unknown together for compensation your selling RE.. when you contract for a property and assign it.. that's what wholesalers hang their hat on .. or if you use transactional funding so your selling something you own.but if you tie up a property  then put it on craigs list like your the seller with pictures BD bA etc etc  and marketing like a broker then that's selling RE without a license in many states. .check Texas Texas is a freaking free for all.. so may not be an issue there.
