A "professional" tenant can draw out an eviction and and strip anything of value from the home, costing you tens of thousands without batting an eye.There are stories of people living in a home for over a decade without paying a dime.

I immediately offered to pay the cost to my tenants to make it more accessible.

No one in their right mind is going to file a lawsuit over 2k.. they may and should just take you to small claims and or as Greg stated file their lien and wait.Also work done to YOUR satisfaction is a pretty weak argument and totally subjective.

Is it a small enough amount of money and do you trust them enough that you could pay a month in advance by mail?

Why pay 5%-6% on a 20-25 year am 5 year term when you can pay 2.25%-3.5% on a 30-35 year am 10-35 year term?

I have a new one in IL (tenant state) and rent is 2700 and tenant pays around 700 of that.

I knew some of the top court house guys and they did volume 50 to 80 deals a year  average profit on those given the Uber competition and having to pay HML rates was 20 or less..
