You have more guts as a college student that I ever did - hats off to you!  

Also, my uncle informed me that he is quite the character and he wears a cowboy hat.  

A BIG HAT and NO CATTLE mentor is not the one you want to trust to get you to where you want to be educationally or financially.  

I know you guys have a wealth of experience under your hats..

But even at the lower end of the price, I still see other properties hat have been listed, are sitting around for at least 30 days now.

I'm always wearing two hats and sometimes they get confused.

This is probably old hat to most of you - but for the newer investors out there in the Triangle (Raleigh, Durham, Chapel Hill) NC area, there is a public webpage for Wake County that lists assessed property values and recent purchases.

Then, hang your hat with a local realtor, and pass your resume around to other investors, undercutting the normal price for property management, and go into the business for yourself.  

I am glad I have my licence but I prefer wearing the investor hat.
