I have owned this property for almost 10 years and originally purchased with cash and of course work has been done over the years. ceramic tile in bath and kitchen, laminate wood in the rest of the rooms, cabinets and countertops, sinks in bath and kitchen, new tubs and toilet etc.. located in st louis its a 2/1 but will rehab to make 3/2 so we will be adding value to the property and will be using the rest for capital for the company as i have other deals I am looking at...

You could invest passively by being a private lender (earning high interest), being a money partner (getting equity and a return for no work), investing in a syndication deal (similar to money partner but on bigger deals where you are one of many investors), buying another investment property and hiring a property management company, or investing in stocks.

In order to transfer title/deed into an LLC, you need to contact a Title company and you will also need to refinance (see point 3. as to why you will need to refinance - if you do not you will have the mortgage called)2.
