The independent was the cheapest but the father and son team seems to be on top of their game a little better and they have a small support staff.To summarize Maintenance1) Plumber/HVAC2) General Handy Man3) Painter/Drywall Guy4) Roofer5) Electrician6) Garage Door GuyOperations1) Banker2) Accountant3) Title Company4) Realtor - until you buy a couple of houses using one they are really not going to give you any special treatment even though they tell you they will.

And you'll need the QI to be in place prior to close because there are specific documents and addendums needed to the closing statement to reflect the 1031.Regarding the gain/depreciation calcs those will be easily summarized by your accountant on the form 8824 that they'll attach to your 2019 tax return.

My view from studying Jeff Watson's work and his interview of the Ohio RE board summarizes the strictest view as:  if you take full risk of a RE deal, sign a P&S contract with serious earnest money (more than $10) and make good on closing on your contract within what ever period of time you (the buyer) and seller agree to, that's not a licensed activity.
