so far so good one project is well and septic.. of course we had to drill wells and do all the ground tests etc.. the other projects are basically infill with mainlines already established. out west here each state is different.. in CA you will hear the term Mello Roos ..

Hi Treza,Not sure where you are in the process there, but when your ready to exercise financing options please reach out, it's very difficult to find a ground up program for inexperienced borrowers without having an experienced GC sign on the loan with you which in turn is not easy to find.

See managing on the coast is plausible and there are great cleaners and crews on the ground willing to work hard.

If you want good contractors out there quickly , pay their price and pay it quickly . 12 months is too long , we can build a 3000 sq ft house ground up in 3 months . 

While James' mentorship program promotes the success stories of students making substantial income, the reality on the ground tells a different story.

Once we are debt free we want to hit the ground running to avoid, "paralysis by analysis" as @Nathan Gesner mentioned. 

Would you be able to evict if they don't pay the ground lease? 

Have you spoken with other agents to see if you can find a middle ground or a couple other examples of the comparables?
