I agree with you...there are going to be some opportunities but from what I've seen so far, lenders and banks are trying to keep the failures out of the public eye for the most part. 

It’s clear you had a sharp eye for opportunity with this duplex, especially given the prime location and potential for adding value through additional bedrooms.

I’ve lost a lot of money on my 3rd deal, and it was very distasteful.I am keeping my eye open for better strategies, just haven’t found one that’s fits me better than BRRRRR at the moment.

I was looking at Melborne for something Air BnB (a year ago) I am keeping my eye on Tampa right now for potential commercial properties....

I do value her as a cleaner and she definitely goes the extra mile and are the eyes and ears on the ground for me.

@Pat Marco there are lots of sponsors in the public eye, doing events, being interviewed, with videos of their projects...that is the norm. 

It is always important to have eyes on as soon as possible after a guest leaves.  

Lots of lessons learned and we will be buying there again with our new team, but we now verify everything our team says and we keep an eye on everything more than ever.

Depending on the state, when someone rents for a certain amount of time, usually 30 days or more, they become long term tenants in the eyes of the law, and they acquire "tenant's rights".
