@Alexander Felice It's not realistic for those that sit on their bu**s and wait for thinks to happen. 

If you are buing the LLC that owns the property vs buying the property that is a different matter. i don't like the idea of buying another LLC.

There are good tenants in Class C, bu tI have to find them. 

I have  3 Rentals in Davenport I understand the market and is also getting crowded lots of new communities buing build and trafic is really bad now with that said In my moms community she also lives in Davenport there are lots of short time rentals/vacation rentals and they are always occupied good luck and fill free to contact me for more info I will be willing to ask my realtor for more info on that i haven’t look into short time in a year.

You don't need an LLC, bu you can as mentioned above. 

I would split the difference bu as Patrick said, at least let them know they are under market.  

There are lenders out there that require less down bu normally require more seasoning or financials from you.
