Contact 3 management companies that deal in that area and 3 licensed real estate profesionals in the area.  

I wouldnt recomend geting started there because there are way too many profesionals and I believe California is a "bid down the interest rate" state although i would have to double check that.

Also may want to take profesional photos or have AirBnB do it for free for you.

You MAY need profesional help.if changing the breaker and then outlets on that circuit. 

I would recommend reaching out to a REI specialized tax profesional to help you report this and ensure you're maximizing your tax benefits. 

If they attorney is worth thier degree they should admit that (making a profesionally sounding excuse) and proceed, it they aren't and argue to save face, just move on......But, there is the fact that you probably don't intend to default, if you do, you can overturn the DIL probably, but that takes you to a default and foreclosure, so, while there may be issues with wrongful foreclosure, it may be a matter of time and initial expense.

For a complete remodel I usually say 2k per bathroom labor and material.5) In indiana, if you are selling the home within 12 months you are not allowed to do any of the major work on mechanicals, and need to hire licensed profesionals which gets pretty pricey.
