@Vinny Muli - it is VERY hard but not impossible to get an equity line of credit on a non owner occupied property. 

Since HELOCs have a variable rate, you’re banking on rates staying the same or decreasing.

We have only bid on 2.  

I can run some numbers and share some options on the financing side if you like.

I saw some old negative posts on BP about Blue Gate but nothing within last 2 years and I didn't find info on the others. 

Investors obviously want their properties rented with no issues but they also want to be in the know and have a good line of communication when things come up.

@Tiffany Da Silva, I use quickbooks online for bookkeeping and I use a "Profit First" approach to managing cash.
