Whew, sorry to hear how this all turned out but glad you got the lunatics out (all three tenants) out.Don't get discouraged, just think of it as part of your education and read up, read forums like this on a regular basis, keep notes and learn from your mistakes and others mistakes.One of the single most important things you can do is screen very well, chances are this could have prevented the problems you had in this thread, can never be 100% sure but strict screening and a following a good process can reduce the chances of getting insane tenants like the ones mentioned in this thread.Hopefully you got a judgement on the people that own money, it may be hard some times but you can get paid back if they are collectable.

Finding termite chewed walls - 50' plus feet of rotted base plates which all had to be replacedwindow guys who wanted $500 in labor per window - I ended up at $40 a window installedRoofers who want an additional $1000 dollars for work that I did not authorizecompletely blowing the labor budgetCompletely blowing the Demolition budget by 3 times the costOff of the Drywall budget by $2300Basically, this has been a crazy lunatic filled adventure into renovation that has me learning as if I was drinking from a fire hose.
