If you are a street performer playing a saxophone and someone walks by without giving you money, do you keep playing and wait for the next passerby or do you chase after that person like a lunatic and say "don't like saxophone?

Whew, sorry to hear how this all turned out but glad you got the lunatics out (all three tenants) out.Don't get discouraged, just think of it as part of your education and read up, read forums like this on a regular basis, keep notes and learn from your mistakes and others mistakes.One of the single most important things you can do is screen very well, chances are this could have prevented the problems you had in this thread, can never be 100% sure but strict screening and a following a good process can reduce the chances of getting insane tenants like the ones mentioned in this thread.Hopefully you got a judgement on the people that own money, it may be hard some times but you can get paid back if they are collectable.

A month later I was drinking coffee and a broker asked me how the hell I got that house for 47 when she had a buyer at 59k similar terms...she was yelling in the coffee shop like a lunatic.

I might have been really lucky that I have not run into many jerks and lunatics before.  

It is that feeling that makes you not give a stinky poop running butt naked with the check high in your hand  screaming and running like a lunatic bishslapping police officer Mordecai in tha fayce running away with giggling buttcheeks and all!

Unfortunately looks like you have a couple limited options.1) Go stark raving lunatic and tell them you won't give that much only $x2) Involve friends or family.

And can someone tell me if I'm completely lunatic to consider making this move, seeing that I got introduced to this 4 days ago!?!
