I am curious if anyone has had recent experience with Spartan Invest in Birmingham, Alabama. 
I am interested in seeing if their forecasted IPDs including cash flow, ROI, etc is accurate to their projection...

I've attended a couple of forums on the insurance issues, and my take away is that no one knows when it's going to ease up.

Your emphasis on proper property management is a key takeaway, and I’m committed to educating myself in areas like tenant screening, lease enforcement, and proactive problem-solving.

They call it a tribe, a family, or something similar, giving people the sense they belong to something special—often creating a tight-knit environment that makes it harder to question what’s really being offered.So, what’s the takeaway?

Cold calling is already such a poor-performing strategy. the ONE thing good about cold calling is that you are talking to a HUMAN, building rapport, and asking and answering questions.Now that ONE good thing about it is taken away...Like David above me, no experience, and it would indeed be interesting to see how it does, but that doesn't take away from what I mentioned above.

My takeaway was never to tell the insurance about a loss unless you actually do have a loss.  

Taking him off the mortgage doesn’t take away his equity. 

Just my take away so far.  

I think the most important thing to take away from this is conversation, is conversing.
