It's either or in my opinion, either you charge a 'break up' fee and then you assume the liability of filling it quickly, or you don't charge and they assume the liability of paying until you can fill it.

Many lenders have brutal release fees to break up a blanket loan these days; many are 125% of the allocated principal balance.  

I think I am going to break up with them  as soon as tomorrow :) 

You can hold the tenants responsible in that way.But to echo what the folks here are saying, sitting down and having a conversation with either party regarding their break-up and the present situation would be a no-go for me.

I have gone through several partnership break ups, but we have ALWAYS been able to work out the buyout cordially.

Although most just get the yes man/ma'am inspector that doesn't break up deals.

The BIG issue is the EX-Wife who wishes to maintain a life style she clearly cannot afford and wants to STAY in the home with the Children BUT cannot AFFORD to make the payments on such DEBT that would allow for that (thus her need for $300K +/- in extra proceeds that would in essence be used to make those payments for the 3 years)Sadly yes there are consequences when families break up, separation's and marital divorce happens.
