I would send copies of real receipts and quotes plus an invoice for damages for not maintaining the back yard per lease.

IRS doesn't allow $0.01 for the owner's personal efforts - - on ANYTHING.Hire it out however, and you can write off the whole invoice :sigh:

Show that discount on the invoice or other paperwork to make it seem more realistic and to make it seem more real to them and let them know that you appreciate them and even use your own penmanship to positively effect them.

They typically have open APIs that allow you to add apps that streamline uploading bills (accounts payable) and invoices (accounts receivable).
