I wish I had a crystal ball as to say which areas are going to be best to house hack in 2025!

My crystal ball says the stock market doesn't provide cashflow, depreciation or the same returns as real estate.

No one has a crystal ball to say exactly what the insurance carrier will do you can assume after two claims they will raise your rates at a minimum or go even more extreme and non-renew your policy. 

There is no such thing as timing the market because no one has a crystal ball in the back of their mind that allows them to tell time. 

This neighborhood is at a point that (IT) could use a vision.Here is my quick though on a Vision for the neighborhood.Rename the neighborhood Crystal Cove with name signage at it's boundaries on major roads.Form  neighborhood "Push Committee" to get the city to spend rehab/improvement money in the neighborhood, vs just in front of the Mayors house.

We recommend they consider LTR for a while until the market gets into balance.FYI, It's my belief and I do not have a crystal ball that there will be more foreclosures late in the year.  

I figured somewhere between $100k-$120k @Crystal Smith I agree with your last sentence that the strategy should be to establish a certain number and work towards attaining that.

My biggest worry is that if I do remove and replace travertine, perhaps the floor under the travertine has also absorbed urine crystals and will continue to smell even with new flooring.

My insurance agent mentioned Crystal Lake (?)
