None of us have a crystal ball but here are some historical facts:- case Shiller ranks San Diego #3 for this century for total residential RE return- we are near top of nation on YOY appreciation and rent growth- CA leads the nation in percentage of SFR owned by investors- neighborhoodscout has San Diego 10/10 for national appreciation for every duration they list. - San Diego vacancy rate is near national low- San diego is more geographically constrained than virtually all re markets.

We might have lower rents as we have more investors with rentals, more apartments built so those with larger cash-flowing properties will be able to sustain themselves with lower rents than those with marginal cash-flowing properties that will go negative with lower rents.No crystal ball so I guess I will find out whenever one else does.

The two sets of numbers you proceeded to pull out of (pick your source), mean absolutely nothing, and just confuse the issue.In any case, unless you have a crystal ball, or your name is Nostradamus, I highly doubt anyone could have predicted either of the "appreciated" values you gave your two examples, 62 years into the future.
