Is south florida too saturated and are there still deals out there?

I have heard that the Indianapolis market is getting pretty saturated with out of state cash and investors.

I looked into couple of markets and the highest performance ones are either over saturated or the good deals have been wiped out.

You might consider further north into Murphy, Marble, Andrews, etc. to find more bang for your buck.But in general, BR is saturated now and I'd only advise if you can "do it right" by investing with a view, game room, true log cabin, etc.

I'm not seeing a lot of room in equity here in Southern Oregon and the market is very saturated with investors, but do think the further North you go you'd have more options.

Thanks for the input guys.Like I mentioned, both of these listings are newer and went live mid-May.Occupancy for the STR has been booked almost solid since we went live, although starting August things are thinning out quite a bit.The MTR is in Austin which is a ridiculously saturated market right now.

The short term rental market is duly saturated and extremely competitive.

Do you think this is a good investment or is Memphis a market that is becoming saturated with OOS investors?

I have been interested in self storage for a bit, but it seems like it's too saturated and taken over by large companies.It seems like the development part of it wouldn't be too hard.

@David Olson We manage about 150 units in Killeen, its a very saturated market with a lot of investor competition.
